We are the landlords who care. As parents of four, we understand the importance of having your student find accommodations that are safe, secure, and well-maintained. This can be a challenge in a college town. Unfortunately, many landlords take advantage of college students. Once the lease is signed, problems and maintenance are ignored. This is true, not only for the single-family homes near KU, but, in our experience, with some of the large and most popular student apartments in the area. We moved our son into an apartment near campus years ago and were appalled, once he lived there, with the conditions. Pools were disgusting, common areas, such as hallways were never cleaned (even after weekend partying) and elevators remained out of order for long periods of time. We fell in love with the town of Lawrence and decided we could do better for the students of KU. We truly love the homes we purchase. Our passion is updating, renovating, and renting the amazing old homes of Lawrence. We make sure all of our homes have smoke and CO2 detectors as well as fire extinguishers. We install automatic door locks with a code the renter sets themselves. No more lockouts late at night. We are reliable landlords who are always reachable and fix problems in a timely manner. Because we take such pride in our homes, we expect students to take care of the properties they rent. We are very popular which gives us the ability to be selective with our renters.

All students will fill out the student application on this website
The lease term is 12 months
Rent is $3,200 and due the first of the month
Deposit $3,200
Tenants are responsible for all utilities.
The landlord pays for all lawncare
Tenants must complete the move-in checklist within 24 hours of moving in
Parents will be co-signers on the lease and must fill out an Avail application and credit check for $30. The credit check is a soft check and will not affect credit scores. Fill out the application here

There are no pets allowed
The house comes unfurnished
No smoking
Tenants must meet with the landlord at the house prior to move in to go over the basics of the house, ie. water shutoff, electrical box, CO2 detectors, fire extinguishers...
The staircase is small in this 100-year-old house. Full-size or twin beds fit best, soft queen mattresses will fit if they are flexible. QUEEN OR LARGER BOX SPRINGS WILL NOT FIT UP THE STAIRCASE!!!
There are 2-4 parking spaces in the back of the house depending on the size of the cars. Tenants are expected to use these spaces rather than park on the street, if possible, to be courteous of the neighbors
